Dormer Roofing in Leeds
Dormers leak at the joins: where the cheeks meet the main roof, and where the flat top meets the cheeks. Get the detailing right and they're fine for years. Get it wrong and you'll be chasing the same damp patch every winter.

Questions about dormers
Straight answers, before anyone climbs a ladder.
My dormer leaks in driving rain only. Why?
That normally points to the cheeks or a flashing rather than the flat top. Wind pushes water up under a detail that's fine in ordinary rain.
Can you work with my loft conversion builder?
Yes. We're happy to do just the roofing element and fit in with their programme.
Can a dormer top be repaired rather than re-covered?
Sometimes. If the covering has had its day, patching it is money you'll spend twice.
Will it match the rest of the roof?
We'll match the tile or slate as closely as we can and show you before ordering.
Getting dormer details right
The top, cheeks and junction with the main roof should be treated as one connected job.
Trace wind-driven leaks
A dormer that leaks only in driving rain may have a problem at its cheeks or flashings rather than the top covering. Tell us which side is affected and when it happens so the inspection can follow the likely water path.
Coordinate the roofing work
For a loft conversion, agree which roofing details are included and how the work fits with your builder. The main covering, dormer top and roof windows need compatible junctions. Our Roundhay dormer project photographs show the cheek being built and tiled, the felted top and a roof window in the new tiles.
Use those stages to discuss the scope: which coverings and window junctions need attention, and which parts of the existing roof can remain. A different property needs its own inspection rather than the same specification by default.
Use the Roundhay sequence as a way to separate the details in a quotation: photographs 01 and 02 show the cheek, 03 the felted top and 04 the roof window in the tiles. Those are parts of the same recorded Roundhay job, not a specification for every dormer. State which part of your own dormer is leaking or needs re-covering.
Choose repair or re-covering
A local fault may be repairable; a worn covering may need replacing. Compare flat roof systems for the dormer top and roof repairs for adjoining tile or slate issues.
Ask whether the proposed work covers the top only, the cheeks, the junction with the main roof or the window surrounds. Repairing one junction is different from re-covering several surfaces. This service concerns those roofing details; the photographed roof work is not evidence that structural alterations or a complete loft conversion are included.
