Fascias, Soffits and Gutters in Leeds

Guttering is the cheapest thing on a house to put right and the most expensive to ignore. Overflowing gutters and rotten fascias soak the wall below, and that's when you start getting damp inside.

Questions about gutters and fascias

Straight answers, before anyone climbs a ladder.

My gutter only overflows in heavy rain. Is that a problem?

Usually it means it's blocked, sagging or undersized. It's worth sorting, because that water is going down the wall.

Can you replace guttering without replacing the fascias?

Yes, if the timber behind is sound. We'll tell you what we find when we take the old run off.

How long does it take?

Most houses are a day or two. Your quote will say.

Do you clear gutters as a one-off?

Yes, and we'll tell you if we spot anything else that needs attention while we're up there.

Sorting out leaks at the roofline

A leaking gutter and a damaged roof edge can produce similar marks on the outside wall.

Repair the fault, not just the stain

Tell us whether the gutter leaks at a joint, overflows during rain or has pulled away from the fascia. A blockage, failed seal and badly supported run need different work. Photographs taken from ground level help show which section is affected.

Check what is behind the fascia

Replacement boards should not hide rotten timber. We check the roof edge before agreeing the work. Where the fault also involves the covering or eaves, our roof repair service may be relevant.

Ask whether the proposed work is a joint repair, replacement of one gutter run, or replacement of fascia and soffit boards as well. Identify the affected stretch and any separate porch or extension. These are different jobs, and a photograph of the finished outside face does not show the condition of timber behind it.

Consider the whole drainage route

Gutters, outlets and downpipes need to work together. Tell us about overflowing sections on extensions as well as the main house. Drainage from a flat roof may need attention at the same time as the roofline.

For an example of the finished roof edge, see photograph 04, fascia and gutter at the corner of our Bramley extension. This is an extension-roof project, not a separate gutter-repair case study.

The Bramley photograph documents the finished corner, not a test of a gutter blockage or drainage capacity. Use it to discuss the roof edge, then describe your own fault separately: which joint drips, where water overflows and whether the downpipe is affected. The quote should distinguish the gutter work from any repair to the adjoining roof.
